Residencial Fuentes
La intención proyectual de Residencial Fuentes se basa en la idea de crear un desarrollo donde la escala del objeto arquitectónico se mantenga bajo la misma premisa de una casa unifamiliar debido en gran parte al contexto que lo rodea. Así se concibe como un conjunto habitacional de tres viviendas diferentes donde la volumetría se logra leer como una sola. La proporción del terreno en forma rectangular ayuda a que el volumen se mantenga lo más horizontal posible y por lo tanto cada casa cuenta con la misma orientación y vistas.
Se explora tratar de reducir al mínimo las áreas comunes con el fin de potencializar el espacio vendible y privado para cada vivienda. En este caso se propone solamente como área común el pasillo para la entrada a los estacionamientos, la zona de vigilancia y la circulación para las entradas principales.
Cada unidad se proyecta en tres niveles, partiendo del área de sótano, el cual responde al servicio y garage. En la planta baja se encuentra el área pública -comedor, sala, cocina y jardín-. En el primer nivel tenemos el área privada -tres recámaras completas con baño y vestidor propio y una sala de TV-; para así, finalmente llegar a la terraza como espacio dedicado a la convivencia familiar. Todos los espacios son ventilados e iluminados naturalmente y entre los niveles existen conexiones visuales ya sea a través de dobles alturas o patios interiores.
Los materiales de las fachadas se piensan en dos estratos. El inferior corresponde al basamento -la estructura pesada del volumen- materializada en piedra volcánica típica de la zona. La parte superior es de concreto liso aparente, lo cual ayuda a contrarrestar el basamento dándole mayor ligereza visual.
Residencial Fuentes is based on the idea of creating a housing complex where the scale of the architectural object is maintained under the same premise of a single-family house due in large part to the surrounding context. Thus it is conceived as a property development of three different dwellings where volumetry can be read as one. The rectangular proportion of the site helps to keep the volume as horizontal as possible and therefore each house has the same orientation and views.
We explored the way to minimize common areas in order to potentiate the saleable and private space for each home. In this case, it is only proposed as a common area the corridor for the parking lots entrance, the surveillance zone and the circulation for the main entrances.
Each unit is projected on three levels, starting from the basement area, which responds to the service and garage. On the ground floor is the public area - dining room, living room, kitchen and garden. On the first level we have the private area - three complete bedrooms with their own bathroom and dressing room and a TV room; and finally the terrace which is devoted as a family room. All spaces are naturally ventilated and illuminated and between the levels there are visual connections either through double heights or interior courtyards.
The materials of the facades are thought of in two layers. The lower one corresponds to the basement - the heavy structure of the volume - materialized in volcanic stone typical of the area. The upper part is made of apparent smooth concrete, which helps to counteract the basement giving it visual lightness.
